Two stories this week that read like chapters of the same Brixton book.

On Tuesday, 27 independent traders at Brixton Plaza — jerk spots, tailors, barbers, record stalls — secured a High Court injunction blocking their eviction to make way for an Aldi. A temporary reprieve. Negotiations with the landlord continue. But for now, the shutters stay up.

Two miles away, a team is crowdfunding Beyond Brix & Mortar, a documentary asking exactly that question: who is Brixton for? It traces Windrush roots, Caribbean sound-system culture and the 1,700% property-price leap since the 1980s — the slow-motion churn that turned the Market and the Rec into contested ground.

The irony writes itself. A film about a community being priced out is being made in the same week that same community walks into the High Court and wins.

Roti King x Morley’s. That’s not a typo. Two of London’s most iconic food brands have taken over Unit 9, Market Row for four days only — and the queues are already mad.

I went down yesterday. Sugen Gopal, founder of Roti King, on site. The Morley’s founder, on site. The queue? Out the door and growing. This is what’s trending in Brixton right now.

The concept is built around Malaysia’s mamak stall culture — those open-air, late-night hawker spots where communities gather over cheap, incredible food. Gopal looked at what Morley’s means to South London and saw the same energy. Different flavours, same DNA.

The menu: nasi goreng with three Morley’s wings and a fried egg. A two-piece with fries dusted in Roti King spice. Chicken tenders stuffed into roti canai. And for the plant crew — dirty fries topped with shiitake mushroom rendang. Limited-edition merch too, if you’re quick.

Impact Brixton started inside Pop Brixton. We were there from 2013 occupying the largest space in the building, we were part of the community that helped shape what that place became. I watched a car park turn into a community. Traders, startups, charities, creatives — all figuring it out together in shipping containers.

So when I heard that Lambeth Council approved planning permission last week to redevelop both Pop Brixton and International House, it hit differently.

The plan: 2 towers, 18 and 20 storeys high. 288 homes. Only 34% affordable — on public land. The developer is London Square, backed by Abu Dhabi’s Aldar Properties. Pop Brixton closes by the end of this year. International House — London’s largest affordable workspace — follows by spring 2027.

The numbers are big. But what keeps me up is the bit that doesn’t make the planning documents. Over 100 charities and community organisations work out of International House. Many are Black-led. They do the work Brixton actually depends on: mental health support, youth violence prevention, refugee justice, HIV awareness. When the building goes, most of them have nowhere to land.

And the entrepreneurs at Pop and International house — the food traders, the small brands, the people running a business out of a box because Brixton gave them the room to try — they’ll need somewhere too.

With Vincent in Brixton currently on stage at the Orange Tree Theatre in Richmond, we’re diving into the real story behind the play. In 1873, a twenty-year-old Vincent van Gogh moved into a terraced house on Hackford Road. He planted sweet peas in the back garden, walked to Covent Garden every morning, fell in love with his landlady’s daughter, and described his life in Brixton as having “nature, art, and poetry — and if that isn’t enough, what is?” The house sat derelict for years. A postman cracked the mystery of its address during a postal strike. And his sketch of the house — hidden for a century — turned out to be his first known artwork. This is the full story.

His first London lodgings were too expensive, so in August 1873 he moved into a room on the top floor of 87 Hackford Road, a three-storey Georgian terrace in Brixton, paying 12 shillings a month — just over a third of his salary.

Here’s the thing that makes this story wild: thirty years before Van Gogh moved in, Hackford Road had been open fields. Brixton was the outer suburbs. And the main street crossing Hackford Road was then named Holland Street — no Dutch connection though; the land had been owned by Lord Holland.

The Household: The Loyers

His new landlady was Sarah Ursula Loyer, a widow who lived with her teenage daughter Eugenie. Ursula ran a small school in the front room of number 87, helped by Eugenie, and also took in lodgers. Census records show another tenant called Samuel Plowman was also living at the house.

The house itself was already rich with history before Van Gogh arrived. Under the floorboards of what would become Van Gogh’s bedroom, a collection of children’s toys and handwritten scraps were later discovered — one signed and dated by a James Wigmore in 1858, followed by the line “Embrace every opportunity of acquiring knowledge” dated 1861.

The Happiest Year of His Life

This is where it gets beautiful for a Brixton story. His time at 87 Hackford Road might have been the happiest of his life.

In January 1874 he wrote to his brother Theo: “Things are going well for me here, I have a wonderful home and it’s a great pleasure for me to observe London and the English way of life.” He talked about having nature, art, and poetry — asking what more anyone could need.

In spring he threw himself into the back garden, writing to Theo that he’d sown sweet peas, poppies, and reseda, and was waiting to see what would come of it. He bought a top hat to fit in. His mother wrote to Theo, “Our Vincent wrote that he had bought a top hat; you cannot be in London without one.”

He submerged himself in English culture — gardening, Christmas traditions, rowing on the Thames.

The Daily Walk: Brixton to Covent Garden

This is a great visual detail for BCC readers who know these streets. Van Gogh walked to work at the Goupil gallery in Southampton Street, three miles away. A brisk walker, he could do it in just under an hour.

His route took him up what is now Van Gogh Walk, along Clapham Road, past Kennington Park, down Kennington Road to Lambeth North, across Westminster Bridge — where the light over the Thames caught his eye — and on through Whitehall to Covent Garden.

On his way home, he would sometimes stop and sketch along the Thames Embankment. Years later, he regretted no one had taught him perspective at that time, writing that it would have spared him much misery.

In November 1873, he sent his parents drawings of the street, the house, and the interior of his room.

The Hidden Van Gogh Artwork

This is a brilliant twist. The sketch Van Gogh made of 87 Hackford Road is considered the first known work by Vincent van Gogh — but it wasn’t recognized as his until a full century later, in 1973.

He’d drawn the three-storey terrace in pencil with chalk highlights, labelling the wall “Hackford Road” and the gate “Maison Loyer.”

The discovery story is remarkable. In 1971, a local Brixton postman named Paul Chalcroft — an avid Van Gogh enthusiast — used a postal strike to track down the precise address, cross-referencing the 1871 census. Then in 1973, journalist Ken Wilkie visited Eugenie’s granddaughter, Kathleen Maynard, in Devon. While looking through family photographs, he noticed a dusty, tea-stained drawing in the box. He took it to Amsterdam where it was authenticated. The drawing was lent to the Van Gogh Museum for its reopening in 1973 and remained in their care for over three decades.

The Heartbreak

Van Gogh fell in love with the landlady’s 19-year-old daughter, Eugénie Loyer. He pursued her from the day he arrived but the feelings were not returned — she was apparently secretly engaged to someone else.

There’s a lingering mystery here. A letter from his sister Anna suggests he actually fell for 58-year-old Ursula, though most believe it was Eugénie. This ambiguity later became the basis for Nicholas Wright’s Olivier Award-winning play Vincent in Brixton (2002, National Theatre).

The rejection ended his time at Hackford Road. His father wrote to Theo in August 1874: “They have moved and live no more en famille... At the Loyers it appeared not to be too satisfactory.” Vincent and his sister Anna moved to Ivy Cottage at 395 Kennington New Road.

What Brixton Did to His Mind

This is the angle that makes this more than a quirky local fact. London — and Brixton specifically — fundamentally shaped the artist Van Gogh would become.

Literature: The lead curator of Tate Britain’s Van Gogh and Britain exhibition described him as “an intensely literary artist” whose London reading was as important to his later development as the images he encountered. In his letters, Van Gogh mentions over one hundred books by British authors. He devoured Dickens especially — re-reading A Christmas Carol and The Haunted Man almost every year from boyhood. His 1890 portrait L’Arlésienne, painted in the final year of his life, shows a book with “Charles Dickens” written on the spine.

He discovered the poetry of John Keats while in London. He wrote to Theo: “The last few days I’ve enjoyed reading the poems of John Keats; he’s a poet who isn’t very well known in Holland. He’s the favorite of the painters here.”

Social consciousness: Shocked by London’s poverty, he began questioning capitalism and vowed to live a meaningful life. A print of Newgate Prison stayed with him for years — he finally painted Prisoners Exercising in 1890. Britain’s rising socialism influenced him so deeply that when he later volunteered as a pastor in a Belgian mining village, he donated everything he and the Church had to the villagers — and got fired for it.

Art: He admired Turner’s atmospheric force and Constable’s truthful topography. He visited the Royal Academy regularly. He collected illustrated papers like The Graphic, whose engravings of everyday hardship deepened his empathy for working people.

Brixton’s Legacy: How the Area Keeps Van Gogh Alive

This is the local hook for your readers:

Van Gogh Walk — Formerly known as Isabel Street, it was pedestrianised and renamed, with plants inspired by his paintings — cypress and olive trees, sunflowers, grasses, and colourful perennials. Quotes from his Brixton letters are carved into the sides of the flower beds.

Van Gogh Primary School — The school opposite 87 Hackford Road renamed itself Van Gogh Primary School.

87 Hackford Road / Van Gogh House — The Grade II listed building fell into near-dereliction and was purchased at auction by James Wang and Alice Childs in 2012. Conservation took seven years. Rather than creating a museum, they wanted the house to remain a dwelling — hosting artist residencies and exhibitions while preserving its fabric. During renovation, they discovered 83 different types of vinyl flooring in the house. It’s now a non-profit with no consistent public funding, and they’re raising funds for their 2026 programme of artist residencies and community events.

The statue — A Van Gogh statue in Brixton was designed without a pipe, gun and razor blade after concerns about the area’s problems with violent crime.

And right now — literally this month — Vincent in Brixton is playing at The Orange Tree Theatre in Richmond until April 18th, a revival of the 2002 National Theatre play that imagines his year in this house.

Brixton has every ingredient of a cultural capital. Not Soho — that’s a destination, not a community. Not Shoreditch — the originals moved on and the brands moved in. Brixton is different. Venezuelan, Colombian, Nigerian, Ghanaian, Jamaican, Asian, Portuguese, Italian — all with real community presence, all trading, all living the culture, not just referencing it.

I run Impact Brixton, a coworking space above Brixton Village.

This guide was written by the founder of Impact Brixton, one of the coworking spaces located in Brixton Village.

So yes, I believe in coworking. I’ve seen people meet at a shared table and end up starting companies together. I’ve seen freelancers who felt stuck working from their kitchen tables suddenly find momentum simply by being around other people building things.

But I’m also realistic.

Coworking isn’t magic. It’s a product. And like any product, the value depends on what you’re actually buying.

Right now, there’s a conversation floating around that the cost of coworking is heading toward zero. The argument goes something like this: cafés have Wi-Fi, libraries are free, remote work is normal, and offices are shrinking.

If all you need is a laptop and a socket, why pay £200, £300, or £500 a month for a desk?

There’s some truth in that.

But it also misses the point.

Productivity is not one environment

Some days you want noise — a café-level buzz where you can sit with headphones on and disappear into your work.

Other days you want silence. Deep focus. No interruptions.

And sometimes the best work happens in a quiet collective environment. Other people around you building things, but without the chaos of a café.

Productivity isn’t one environment.

It’s a mix of environments.

You might start the day standing at a desk, then sit down for focused work, then jump into a meeting room for a call. Some people need two or three screens because they’re running multiple tools at once — email on one screen, documents on another, and something like Claude or ChatGPT helping them think through problems on a third.

Those kinds of setups simply don’t exist in cafés.

You won’t get:

• proper meeting rooms
• standing desks
• external monitors
• quiet zones
• space to take calls

That’s where a real coworking space in Brixton still has an edge.

What you actually get at a coworking desk

A good coworking space is not just a chair and a plug socket.

At its best, you’re paying for:

• reliable Wi-Fi that doesn’t collapse when everyone joins Zoom
• desks designed for real work
• external monitors and proper screens
• standing desks or seated setups depending on the day
• quiet zones and collaborative zones
• meeting rooms for calls and client meetings
• a professional environment where you can focus
• other people around you building businesses

That last one matters more than people admit.

Coworking isn’t really about desks.

It’s about proximity.

The right room, the right people, the right moment when someone looks over and says:

“What are you working on?”

Most of the opportunities in my working life didn’t come from LinkedIn.

They came from sitting in a room where interesting people were doing interesting things.

Impact Brixton sits above Brixton Village and operates as a social enterprise supporting local entrepreneurs, creatives, and small businesses.

The model here is true coworking.

Unlimited hot-desking. No lounge restrictions. No limited access passes.

You come in, choose a desk, and work.

More importantly, you get a proper workstation environment:

• standing desks
• external monitors
• fast Wi-Fi
• meeting rooms
• breakout areas
• a real working community

Modern work is more demanding than people pretend.

People aren’t just answering emails. They’re:

• running meetings
• using AI tools
• building presentations
• editing video
• coding
• juggling multiple workflows

A café cannot support that.

A proper coworking space can.

If coworking had a luxury version in Brixton, this might be it.

Designed by architect Michael Squire, the building is beautiful — lounges, breakout spaces, phone booths, and one of the best roof terraces in the area.

But it’s worth being clear.

The Department Store Studios is really more of a private office and dedicated desk environment than pure coworking.

It’s aimed at established teams and agencies looking for design-led workspace.

The £12 lounge day pass offers access to shared areas rather than a full workstation setup.

So the comparison isn’t exactly one-to-one.

There’s a difference between being allowed to work somewhere and having a workspace designed for work.

Piano House

Brighton Terrace

Piano House sits inside a converted piano factory near Brixton station.

High ceilings, exposed brick, and a quieter atmosphere than most shared workspaces.

It’s visually appealing and feels curated.

Pricing is a little harder to decode.

A day pass appears to be about £45, and desk space starts around £130 depending on access.

They also offer a 10-day club pass for about £150 per month, which means limited monthly usage rather than unlimited access.

That can work well if you only need workspace occasionally.

But if you work most days, it’s worth understanding exactly what access you’re getting.

International House (3Space)

Canterbury Crescent
£150–£250/month

This is the opposite end of the spectrum.

International House is enormous — roughly 65,000 square feet — and designed to make workspace affordable for social enterprises and community organisations.

The model is simple.

Businesses pay for space, which helps subsidise free workspace for charities and community groups.

It’s not trying to be luxury coworking.

It’s functional, mission-driven workspace.

If affordability and social impact matter to you, it’s worth exploring.

Black Seed

Brixton

Black Seed is not a traditional coworking space.

It’s a venture fund and startup ecosystem focused on supporting Black founders.

They run:

• accelerators
• pitch events
• founder workshops
• startup programmes

So this is less about desks and more about ecosystem.

If you’re building a venture-backed startup, the value here is the network rather than the workspace itself.

Is coworking getting cheaper?

Maybe.

If all you want is a table and Wi-Fi, then yes — the price of “somewhere to open a laptop” is probably falling.

Cafés, libraries, lounges, and hospitality spaces are all competing for that market.

But that is not the same as the price of real coworking going to zero.

Real coworking means:

• flexible environments
• reliable infrastructure
• proper workstations
• meeting rooms
• community proximity

Those things still matter.

The real question isn’t:

“Is a desk worth £200 a month?”

The real question is:

What might happen if you spend a year in the right room?

Because the best coworking spaces aren’t selling desks.

They’re selling proximity to possibility.

And Brixton has a few rooms like that.

The BCC list

I own Impact Brixton, which I’d argue is the most-loved coworking space in London — and not just in Brixton. Ask the 400 members, or ask the 250 who gave us five stars on Google. We’re very proud of the community and space we’ve built at IB.

But I also know that not every space suits every person. People have different vibes, different budgets, different needs. Some, like IB members, want community and conversation. Some days you want silence and a power socket. Some days, you just want a flat white and a table where nobody gives you the evil eye for opening your laptop.

So this is a deep guide to everywhere in Brixton I know you can work, create and connect — written by someone who’s been here all my life and has used most of these places. I don’t think of any of them as competition because every space on this list brings people to Brixton, and what we need is more people coming to Brixton.

Last week, I wrote about the nighttime economy and the pressure it faces. 22 places have closed in Brixton over the past year. Read more here.

This week, I want to talk about what we don’t give enough attention to: the daytime. The spaces where people sit down, get to work, share ideas and end up building something together. Most of the best things in my working life came from being in a room with the right person at the right time — a conversation at a shared table, a “what are you working on?” that turned into something real.

Brixton is full of those rooms. Here’s where to find them.

Coworking Spaces

Impact Brixton

17a Electric Lane, SW9 8LA · Mon–Fri, 9am–6pm

I did say I was biased, so don’t take my word for it. Here’s a quote from the latest Google review talking about coworking in Brixton.

“Really beautiful sunny plant-filled space, lots of different little rooms/offices/sofas to work from. Highly recommend.“

Three different work zones, a kitchen-breakout area, Meeting rooms, and you book 4-hour desk slots through the app. There’s a member directory so you can see who else is in the building, and regular events that make it easy to get talking to people without forcing it. £200 a month for unlimited access. If you’ve been working from your kitchen table and wondering why nothing’s moving, come and try it. (If you read this, DM me and say Gerald, I read the blog. and ill hook you up a free day pass. The Department Store Studios

19 Bellefields Road, SW9 9UH

This is for those of you with more money who want something with a bit more polish. — beautifully designed offices, breakout spaces, lounges, phone booths, incredible roof terrace. Founded by the incredible Architect and mogul Michael Squire and his children, it's one of Brixton's hidden gems. I’m a member of their members club - Upstairs at the department store, and the team there are friends. I wish we had their amenities, and they wish they had our community :-)

Piano House

Set inside a converted piano factory just two minutes from Brixton station, Piano House is a calm, design-led coworking space run by The Curious Network.

Expect high ceilings, exposed brick, around 30 desks, private offices, and one of the best roof terraces, second only to Upstairs. It’s smaller and more curated than larger hubs — ideal for small teams who want focus over buzz.

3Space International House

6 Canterbury Crescent, SW9 7QD

Twelve storeys, 65,000 square feet — London’s largest affordable workspace, right here in Brixton. The model: businesses pay for space, and that funds free space for charities, social enterprises and community projects on five dedicated floors. You’ve got startups, youth organisations, photographers and textile workshops all in the same building, bumping into each other in the lift. That’s the whole point. It's no frills and on the cheaper side. If you want space, less community, this might be it.

Heads up: the building is earmarked for redevelopment, with planning decisions expected in 2026. If you haven’t been, go now.

Bon Marché Centre

241–251 Ferndale Road, SW9 8BJ

Not a coworking space in the usual sense, but a building full of small businesses in flexible office units. If you need your own room, no frills, but still want to be in the Brixton mix, it’s worth a look.

The Link Business Centre

49 Effra Road, SW2 1BZ

I’ll be honest — this one’s not going to win any awards for community vibes or design. But sometimes you just need a room, a door that closes and Wi-Fi. The Link has private offices, storage units, meeting rooms and 24/7 access. Over 100 businesses are based here. It’s no frills, it works, and it’s a five-minute walk from the tube. If you don’t need the community bit and just want to get your head down, this is the one.

Black Seed

If you’re a Black founder, you need to know about Black Seed. Founded by Karl Lokko and Cyril Lutterodt, it’s a VC fund, a community and a coworking space — all rooted in Brixton with the stated ambition of making this the home of Black tech. They invest in pre-seed Black-led startups, run pitch events, workshops, and accelerator programmes, and have backing from serious investors, including M&G, Atomico, and Local Globe. Only 0.24% of UK venture funding has reached Black founders in the past decade — Black Seed exists to change that. If you’re building something and you want to be around people who get it, look them up.

Laptop-Friendly Cafés, Bars and Secret Spots

Not everyone needs a membership. Sometimes you just need a table, Wi-Fi and a decent coffee. These are places I actually use — and they’re happy to have you.

Canova Hall

I love Hall. It’s a proper restaurant and bar — wood-fired pizza, cocktails, live DJs at night — but during the day it’s full of people working from the booths and marble tables. They sell hot-desking day passes for £10, including unlimited hot drinks, plus weekly and monthly options. Fast Wi-Fi. It’s a bit of a cheat code, honestly. The problem is if you are like me, you will end up spending more on the cocktails. Choose wisely.

Bellefields

At the ground floor of The Department Store Studios, with a beautiful courtyard out back. Mediterranean food, good coffee, and a light-filled space that works brilliantly if you need to get your laptop out somewhere that feels a bit more grown-up. In the summer, the courtyard is one of the nicest places to work in Brixton.

Parissi

Honestly, my heart lives here. In the summer, you’ll often find me in here with my laptop at the back, sipping on wine, having a chat with a friend or pretending to work. Run by Spyros, a Greek guy who makes incredible cakes and coffee. Its like being in your favourite boulangerie in Paris….It’s cosy, it’s friendly, the food is genuinely good, and it’s the kind of place where you feel like a regular after your second visit. One of Brixton’s best-kept secrets for getting work done.

Clover’s

ok, so this is actually my favourite lunch spot in Brixton. The cocktails are banging, the space is calm, it's a writer’s paradise or a way to connect with locals. Another one of my regulars. Quiet, well-lit, with big windows, and a calm atmosphere. When I need to work with a group over lunch, this is my go-to.

Inside Brixton Village

Right in the market — the benches outside Brixton Village and around Fish Wings & Tings are underrated spots to sit with a laptop while snacking and sipping.

Black Farmers Market – one of the hidden gems in the arcade. Great food, relaxed seating and a surprisingly good place to open a laptop for an hour between bites. try their atrium. Express Cafe – cosy inside Market Row with coffee and spots to plug in.
And finally, The Blend Club Brixton – relaxed coffee shop vibes just steps away.

Black Cultural Archives

1 Windrush Square, SW2 1EF

This is one of Brixton’s secret work spots. The reading room has this incredible skylight and a calm that you won’t find anywhere else. If you’re building something in Brixton, it also helps to spend time in a place that understands where this community has come from. Archive, library, learning programmes, regular events — it’s the kind of place that gives your ideas roots.

Stir Coffee

I’ll be honest — I’ve never actually been in. But I can smell the coffee from the bus, there’s always a queue, and literally everyone tells me to go. So if you haven’t been either, check it out and let me know what you think. I suspect the coffee is banging!

Brixton Blend

Chilled out, good coffee, easy to settle in for a couple of hours. Nice for solo work or a quiet catch-up.

Brixtonia Café

Right by the train station. If you want to see all the craziness of Brixton, hang with the locals “flaneurs” who start the beer ritual earlier than I start my weekly cocktails at lunch, then this is worth checking out. This is our Eastenders, the town square, where all the crazy action is happening.

San Marino

Right on the corner near the Rec, in the middle of that whole stretch where you can grab a coffee from about five different places. San Marino has been here forever. Great Italian sandwiches, great coffee, indoor and outdoor seating, and you can move to cocktails later if the day goes that way. In the summer, it doesn’t get more Brixton than this — grab a coconut from leroy;s jamaican store, the sun’s shining, there’s noise everywhere, and if you want to feel real Brixton while you work, this is it. I’ve seen plenty of people laptoping away in here.

The Ritzy Café

Three rooms, two floors, stay open until 11pm on weekdays. But the best place to work at the Ritzy isn’t inside — it’s either the rooftop or right outside on the terrace. The sun hits that spot like Brixton booked it personally. Shades on, coffee in hand, looking down from Coldharbour Lane across Windrush Square — it’s probably the most stunning view of Brixton there is. If you want the sun in your eyes and the whole neighbourhood in front of you, this is the seat.

Places we’ve lost

I used to work at Caya on Coldharbour Lane — it was wonderful, part café, part workspace, and you could feel the energy the moment you walked in. It closed in 2024, and the place that replaced it closed too. Corner Studios is gone. Brixton Castle is gone. These four work-friendly spaces disappeared quickly. Every one of them was somewhere people met, planned things and helped each other out. We need more of these places, not fewer.

Community and Cultural Spaces

Not everywhere you connect has to have a desk. These places bring people together around culture, creativity and shared history — and they matter as much as any coworking space.

Pop Brixton

49 Brixton Station Road, SW9 8PQ · Thu–Sun

In the summer, you’ll find me with my laptop in the courtyard here. new food vendors, bars, event spaces, workshops, live music, family parties — it’s a lot of things to a lot of people, and that’s what makes it work. If you need to bring two people together who should know each other, suggest Pop Brixton. It’s the easiest place in Brixton to make something happen. Future uncertain due to redevelopment plans, but still very much alive right now.

Brixton House

385 Coldharbour Lane, SW9 8GL

Brixton’s theatre, opened in 2022. Two theatres, seven studios, a media studio for content creation and a café-bar that’s open during the day. Spaces designed for neurodiverse users. Worth checking what’s on even if you don’t think of yourself as a “theatre person” — the programme regularly brings local people together and you’ll be surprised who you meet.

Photofusion

Unit 2, 2 Beehive Place, SW9 7QR

If you’re a photographer — or want to be one — Photofusion is your place. A photography co-operative that’s been going since 1990, now in a proper permanent space just around the corner from the tube with two galleries, studios, darkrooms and digital printing facilities. They run free courses for Lambeth residents, a Creators’ Studio for 16–25-year-olds, and regular exhibitions and events. It’s a genuine community of photographers and makers, and it’s one of those Brixton institutions that quietly does incredible work without shouting about it.

Brixton Tate Library

Brixton Oval, SW2 1JQ · Open 7 days a week

Free. Quiet. Power sockets. 22 desk spaces upstairs. Sometimes you don’t need a vibe — you need silence and focus. This building has been serving the community since the 1890s, and it’s still one of the most useful spaces in Brixton. Also, a designated Safe Haven if you ever need one.

The BCC Members Bar is a members-only rum house inside Impact Brixton. Part cocktail bar, part working distillery, part cultural space. Small, intentional, and built to last.

We’re hiring a Hospitality Lead to run Friday night service and grow with us.

What this actually is:

You’ll lead Friday evening service (5pm–1am), managing a small team — one Host, one Bar Support, and occasional volunteers. You’ll work closely with the founder on cocktail development and real rum production.

Once you’re trained, the bar should run just as well whether the founder is in the room or not. That’s the standard.

What you’ll do

On the floor:

Run service. Set the pace. Make decisions on entry, standards, and flow. You own the room on your shift.

Behind the bar:

Execute and refine our pre-batched cocktail systems. Co-develop new serves each quarter — always rum-forward. Keep the drinks tight.

Behind the scenes:

Support stock ordering alongside the Operations Manager. Help with bottle sales and membership conversations. Write a short shift report after each Friday. Close out and reconcile properly.

In the distillery:

Get hands-on with rum production. This isn’t a gimmick — we actually make the spirit.

On camera:

Capture simple, honest content moments during service. Nothing forced.

How you need to communicate

This matters as much as anything else.

Be prompt. Be clear. Give context when you raise something. Listen before you act. Give your team simple, direct instructions during service. Know when to make the call yourself and when to check in.

Mistakes happen, that’s fine. What isn’t fine is poor communication or repeating the same ones.

Your team should feel calm around you. The founder should feel relaxed when you’re leading.

Who this is for

We care less about your CV and more about how you carry yourself.

You’re calm under pressure. You hold yourself to a high standard without making it everyone else’s problem. You lead without ego. You’re punctual, reliable, and emotionally intelligent. You’re curious — about rum, about hospitality, about building something from scratch.

If you don’t have deep cocktail experience, that’s fine. We’ll teach you. What we can’t teach is character.

Last week, I wrote about what I’ve been calling the “Brixton problem” — the slow erosion of pride, safety, and night-time confidence in our streets. This weekend, something is actually happening about it.

Sunday 1 March, 12:30–2:00pm. Brixton Community Clean-Up. Central Brixton, Loughborough Estate, Angel Town, Moorlands Estate, and Myatt’s Field Park.

This is resident-led. Young people organised it. Community champions are driving it. And the message is simple: Brixton is our home. Looking after it is up to us.

It’s an hour and a half. Gloves, litter pickers, high-vis — all provided. Residents, local businesses, community groups — everyone playing their part.

Because safety doesn’t start with policing. It starts with pride.

The evidence

And the truth is: this isn’t a theoretical decline. It’s been visible, physical, and cumulative. At least twenty-two nightlife and hospitality venues have closed or disappeared from Brixton in the last two years. Among them are places that were well loved, many people will recognise, and that were even quite busy at the time of closure: The Courtesan, OSR, Shrub & Shutter, Hacha Brixton, Rum Kitchen, Three Eight Four, BrewDog Brixton, Dogstar, Market House, Prince of Wales, Brixton Storeys, NanBan, Rudie’s Jamaican Restaurant, and those are just the ones most people will recognise.

And then there’s the O2 Academy. Closed after the fatal crowd crush in December 2022, it didn’t reopen until April 2024 — under significant new conditions and scrutiny. Whatever you think about individual venues, that kind of long, high-profile absence changes flows, changes confidence, and changes what people mean when they say “let’s go Brixton.”

Three root problems

The official strategy documents list a dozen themes — lighting, transport, toilets, licensing, wayfinding, and more. That might be the right level of detail for policy, but from the ground, for me, most of it collapses into three root problems. Everything else is either a symptom, a second-order effect, or a potential intervention.

1. “Does it actually feel safe in Brixton?” — The street experience after dark

The first root problem isn’t about crime statistics. It’s about how the street actually feels when you’re walking it. The night economy runs on a sense of safety. People experience a place through the small moments: the walk between venues, the lighting at a junction, the visibility of staff and other people, the feeling that someone is “looking after” the street, and the sense that you can relax. When that experience is inconsistent, the night gets shorter. People don’t say, “I’m leaving because of the lighting.” They just skip Brixton. They choose the easy plan over the adventurous one.

That behavioural shift matters because hospitality is a margin business. If enough people leave 60–90 minutes earlier than they used to, venues don’t just lose a bit of revenue. They lose the second and third purchase. They lose the late-night food. They lose the higher-margin part of the night. And then something else happens: closures themselves become part of the safety story. A closed venue isn’t just a business loss. It’s a dead frontage, less light, less positive community vibes, fewer “eyes on the street,” fewer reasons to linger, and more reasons for people to feel like the area is slipping. The experience and the economics reinforce each other in a loop.

2. “We’re asking hospitality to carry the whole night” — and it can’t

Even if you set Brixton aside, the national context is real. People are more selective with nights out. Value-for-money pressure is higher. Drinking patterns have shifted. Staffing and operating costs have risen. But what makes that context bite harder here is the model: too much of Brixton’s night depends on a narrow version of “going out,” with bars and restaurants doing the heavy lifting of vibrancy, safety-by-footfall, and revenue all at once. Any shock hits harder. Any change in perception has a greater impact. Any dip in dwell time has a faster knock-on effect.

And underneath all of that, the floor keeps rising. Commercial rents in Brixton have climbed sharply, and for many operators the numbers have simply stopped working. The founder of The Courtesan said their rent would increase by 40%. When your fixed costs are rising that fast while your customers are staying out for less time and spending less per visit, the margins don’t just get thin — they disappear. Rent doesn’t cause the other problems, but it removes the room to survive them.

There’s a structural dimension to this, too. Places like Camden and Soho have a buffer, Brixton doesn’t: tourist footfall that keeps a revenue baseline even when local habits shift. Brixton’s night economy runs almost entirely on Londoners. That’s not necessarily a problem to solve — but it does mean the model has less margin for error, and every dip in local confidence hits harder and faster.

“A lot of people point to rising footfall as proof that it's getting better, and it’s true — the pavements are busy. But footfall isn’t the same as participation. Brixton’s problem isn’t emptiness. It’s transience.

People are walking through Brixton, not into it.

Commuters cut across it. Shoppers pass through it. People meet at the station and disperse elsewhere. The numbers look strong on the surface, but the conversion on the ground is weak. Footfall and presence without spend. This is what fragility looks like in practice: where Brixton station and Brixton Road are crowded, but the venues inside are running thin.

There’s also a subtler point that doesn’t get talked about enough: a resilient night-time economy isn’t only about bars and restaurants. It’s about a broader set of reasons for different kinds of people to be out at different times, in different moods, at different budgets. When the night is too narrowly defined, the crowd narrows too — and when the crowd narrows, the area can feel less welcoming, which sends you back to the first root problem again.

3 “What is Brixton’s Identity now?” — A clear identity got blurred

This might be the hardest layer. Because Brixton used to have an unmistakable identity. It was Caribbean culture, it was music. It was daytime exotic foods. It was a community. It was the edge. People didn’t need to Google “things to do in Brixton” — they knew what they were coming for and what they’d find when they got here. That clarity was Brixton’s gravity.

Somewhere over the last decade, that identity got layered over, diluted, and complicated. Gentrification brought new venues, new audiences, and new money — but it also blurred the signal. Now, some people hold Brixton as heritage, some as rebellion, some as food, some as nightlife, some as danger, some as gentrification, but most as a place you pass through rather than a place you arrive for. Those aren’t just opinions — they shape behaviour. When people aren’t sure what Brixton is offering them at night, they hedge. They come for one thing, don’t find a reason to stay for a second, and leave. Footfall doesn’t convert into dwell time. Dwell time doesn’t become a circuit across multiple venues. That’s the difference between a place with venues and a place with gravity.

If Brixton is going to compete with Camden, Soho, even Peckham, or anywhere else people choose to spend a night, it needs to know what its story is again — not a nostalgic version and not a sanitised version, but a current one that’s clear enough to pull people in deliberately rather than by habit.

Tourism sits inside this problem, not above it. If Brixton’s night works for locals and feels clear to Londoners, tourism follows naturally. If those foundations aren’t there, the tourism strategy becomes branding without conversion.

## Culture as civic infrastructure

And this is really why I started writing the Brixton Culture Capital newsletter. A place’s culture isn’t decoration — it’s infrastructure. It shapes who feels they belong, what people come for, how long they stay, and whether they come back. But cultural infrastructure doesn’t override the basics. If the street doesn’t feel safe after dark and the economic model is too brittle, culture becomes a story with no floor underneath it. Getting those first two layers right is the precondition.

When 22 venues fail over a two-year period, the system they operate in has become less forgiving. If you live in Brixton, work in Brixton, or run something in Brixton after dark, I want to hear what you think I’m missing — or what I’ve underweighted.

You know that building on Coldharbour Lane? The Victorian one with “Sanitary Steam Laundry” and “Shirt and Collar Dressing and Dyeing and Cleaning Works” etched into the brickwork? “Walton Lodge” at the top, “1904” sitting at the apex?

That building served Brixton for 119 years. The same family owned it for over a century, running a laundry operation that cleaned linen for the grand hotels on Park Lane. They pressed sheets, ran satellite operations across South London. Generation after generation.

Today, it’s still serving. But instead of pressed collars and starched sheets, it’s serving bavette steak marinated in ginger, and cucumber margaritas perfected in Mexico.

I sat down with Mel, the Kiwi and now Brixton chef behind The Laundry, to hear the story.

“Brixton Chose Me”

“I don’t think I chose Brixton. I think Brixton chose me.”

Mel arrived from New Zealand 21 years ago, a trained chef who’d gone on to study wine and become a sommelier. She settled in Streatham Hill and opened a New Zealand wine shop at Pop Brixton - some of you might remember it.

Every day, she drove past that Victorian building on Coldharbour Lane. Every day, it called to her.

“This building was just speaking at me,” she told me. “I was like, I have to put a restaurant in there. I have to put a restaurant in there.”

She didn’t know the building’s history then. Didn’t know about the 119 years of laundry service, the Park Lane hotels, the generations of the same family. All she knew was that something about this place wouldn’t let her go.

Then came the twist: her landlord also owned this building. Fate had played its hand. Mel gathered investors and pitched them something unusual: not just a restaurant, but a preservation of what had been there before.

Preserving the Heritage

Walk into The Laundry, and you’ll find Victorian-era photographs on the walls, images of the original laundry workers at work. Artefacts from the old operation. Menus from the laundry reception. These aren’t decorative choices. They’re acts of preservation.

“For me, it was about preserving the integrity of the business that was in Brixton for 119 years,” Mel explained. “They serviced the hotels on Park Lane with their linen and their sheets. They had little satellite offerings all around South London”

She paused, glancing at the photographs.

“Those artefacts and pictures were really important to me to keep.”

This is what struck me. Here’s someone from New Zealand who chose not to impose her vision on the space, but to let our building’s history inform what it would become. This isn’t a New Zealand restaurant that happens to be in Brixton. It’s a Brixton restaurant, run by someone who understood that the building’s Brixton story was worth continuing.

“It’s not just about providing a service,” she said. “It’s about really integrating into the community.”

And she means it. Mel volunteers monthly at Big Kid Foundation on Atlantic Road, teaching kids to cook. Her philosophy there mirrors her philosophy everywhere: “Practice makes progress. It doesn’t make perfection.”

Simple, Bold, Classic

I asked Mel to describe the food. She didn’t reach for culinary jargon.

“Simple, bold, classic cooking. Wholesome, good value, full of flavour. We’re not trying to be complicated.”

But simplicity doesn’t mean lack of thought. Their signature steak frites uses bavette marinated for 24 hours in ginger, tenderising the meat until it’s impossibly soft. It’s served with Cafe de Paris butter(I had to Google that one :-) ), containing 26 ingredients.

“It’s such a simple dish, but paired with something that’s got quite bold flavours.”

The menu draws from parmigiana (not to be confused with the classic parmigiana reggiana; it’s an Aussie dish with no aubergine in sight!), chicken, leek and lardo pie, pork croquettes perfect for the bar. French bistro meets New Zealand sensibility meets Australian comfort food, all filtered through what works for us.

The Margarita That Went to Mexico

If you’ve been to The Laundry, you’ve probably had the cucumber margarita.

Mel didn’t just develop it through bar experimentation. She went to Mexico.

“I went all the way to Mexico to make sure we had the recipe right,” she told me. “I actually learned quite a lot about how to extract the flavour of cucumber. Previously, we were infusing the cucumber into a sugar syrup. But actually, you just make straight cucumber juice, and it keeps it really light and fresh.”

This is how Mel approaches everything. It would have been easy to develop a “good enough” version. Most of us wouldn’t know the difference. But she would.

The Restaurant Brixton Thinks It Doesn’t Have

There’s a line I hear all the time in Brixton.

“There aren’t a lot of places to have breakfast.”
“There’s nowhere to have a proper lunch.”
“Everything only really opens at night.”

So I was surprised — and honestly a little embarrassed — to realise I didn’t even know they were open all day.

The Laundry’s kitchen runs from 8:30am until 9:30pm. Breakfast, lunch, coffee, cocktails, dinner. No pause. No reset. All day.

“Our kitchen never sleeps,” Mel told me. “Especially for people who work different hours — doctors, NHS staff, people on shifts. Sometimes lunch is at three in the afternoon. We’re built for that.”

This is the part most people don’t know: this isn’t a café pretending to be a restaurant by night. It’s a high-end restaurant that happens to be open for breakfast, lunch and dinner — and has been the whole time.

I’ll be honest. I’ve walked past The Laundry countless times assuming it was dinner-only. I’m clearly not alone. Somewhere along the way, Brixton missed the memo.

The space is built for it too. A terrace seating 70. A lower ground floor for 36, split into private rooms. A ground-floor café and bar where you can slide in for a quick martini, spritz, or late lunch without ceremony.

Add La Perro — their French-inspired happy hour running 5pm to 7pm daily —, and you start to see what this place really is: not just a destination restaurant, but a flexible, all-day anchor for the neighbourhood.

The irony? While we say Brixton lacks daytime dining, one of its best kitchens has been quietly doing exactly that.

Through Challenge Comes Opportunity

I asked Mel directly about Brixton and what I am calling the Brixton Problem.

About the things I hear all the time from businesses in Brixton— declining footfall, safety concerns, businesses struggling to stay open, the sense that the neighbourhood is in a moment of uncertainty.

“Through every challenge comes opportunity,” she said. “But only if you’re really mindful about how you respond. Your behaviour matters. Your mindset matters.”

She’s not blind to the pressures Brixton is under now. She sees them daily. But she doesn’t see decline — she sees a cycle.

“I genuinely believe Brixton will come through this,” she told me. “There’s an energy here that’s outstanding. I don’t think enough of London recognises what Brixton offers.”

For Mel, resilience isn’t abstract. It shows up in consistency: staying open all day, keeping staff supported, refusing to lower standards when things get tough. It’s the belief that places like Brixton don’t disappear — they recalibrate.

And if you get your mindset right, she says, “it becomes a happy place to be again.”

One of Ours

Like so many Brixtonians, we arrive as outsiders, fall in love with a building, a culture, a Brixton thing and realise that instead of changing it, we need to not only preserve but continue its story. The laundry that once cleaned Park Lane’s finest linen now serves some of South London’s finest food.

After 119 years on Coldharbour Lane, the laundry is still doing what it was always meant to do: bringing us together.
