Arches 2.0: Blackstone Comes for Loughborough Junction
The Arch Co — the Blackstone-owned landlord of two kilometres of Victorian railway arches through Loughborough Junction — has set out plans to redevelop the arches for new rental income. These are the spaces Lambeth once filled with independent traders to steady the neighbourhood. Now tenants on existing leases report pressure tactics over those leases, and many arches around Padfield and Herne Hill Road sit empty. The company promises “positive social and economic impact within communities.” Residents aren’t buying it — one calls the firm “glorified estate agents. Parasites on the community.”
Remember 2018: when Network Rail moved to push real independents out of the Brixton arches, the evictions sparked huge protests — traders, residents, the whole town stood up. Loughborough Junction’s arches hold real independents too. This is one we’ve got to pay closer attention to.
